So, as you may know, none of us at the ranch own our mineral rights. That being said, the BLM every couple of years puts on a lease auction to try and sell the mineral rights in a lease for potential exploration and development of any oil or gas that may be easily and cost effectively found and produced. Current auction is now June 16, 2026
In the past 25 years that I have owned at the ranch there have been several lease sales, unfortunately for the buyers of the leases they have not found enough of anything worthdeveloping or producing. That was fortunate for all of us owners.
I recently received yet another letter from the BLM, and I received one for the hunting reserve as well. If the BLM issues a lease, the lessee will have the right to explore for and potentially develop the lease through production. The BLM and or the lease holder has to notify all surface right owners when they plan to enter your property, they will meet with the lease purchaser(s) & surface right property owners when the time comes for potential core sampling or drilling and production of what they may find.
Surface right owners can and should enter into a surface right owners’ damage agreement with any potential mineral lease holder for surface damage and or potential access onto
your parcel(s). This protects you and your rights for claims of any damage that may be caused by the exploration or development and or production. The good news is they have to stay a minimum distance away from structures like cabins, barns, sheds, etc. to protect the structural integrity of said structures.
