Fire Protection

On September 7, 2011 the Wilderness Ranch Land Owners Association purchased Lot 250 for the purpose of fire protection within the subdivision.  This lot was selected because of its location and the availability of water for use in fighting fires.  Grants and funds are available for the installation and construction of a dry hydrant to be used to fill fire fighting equipment in the event of a fire.  The Association will work closely with the BLM, US Forest Service, Colorado Forest Service and Moffat County to update the Fire Protection Plan (FPP) over the next several months.  Once the FPP is finalized recomendations will be made to the Association on how large a hydrant and the style of hydrant that will be needed.  At that point the Association will apply for funds and grants to help realize that goal.

Some land owners may remember that there were two other dry hydrants established in the past, both of which are on private land.  Hopefully they will always be available to be used if needed but there is absolutely no guarantee of that.  Also it is not known if any maintenance has ever been performed on them or if they are actually in working condition any more.  By having a hydrant owned by the Association it can be assured it will be available and in working condition.

There has been some concern expressed by nearby land owners as to whether the new facility will conform to the requirments of the covenants, and as to how much it may interfere with the privacy of the adjacent land owners.  The Board of Directors is charged with enforcement of the covenants so will be extemely cautious when working on the design of the facility to ensure that it absolutely conforms to the covenants.  The only time there would be any increased traffic to the facility would be in the event of a fire and hopefully, any interference with anyone’s privacy would be understood for what it is – simply an effort to protect everyone’s property from catastrophe.

Cattle on the Ranch

Now that the hunting seasons are over and the snow is piling up cattle are not an issue for land owners.  All of the perimeter fences have been laid down for the winter and will be stood up again next spring.  A meeting is being scheduled with the neighboring land owners and ranchers to work out details of standing the fences up again before cattle are brought back in to the high country for summer grazing.  It is hoped an agreement will be reached for the ranchers to stand the fences before they move cattle.  Any developments in that regard will be posted here.

Fish Stocking in ponds

The fishing in the ponds was reported to be excellent this year.  It sounds like many of the Association members were able to enjoy the hike into the ponds and were rewarded for their efforts by being able to catch and release quite a few very nice sized trout.  One fisherman stated:  “I caught so many fish I wore out my flies and I finally just got tired!  The best part was that they were all big fish!”  It was also reported that after September 1st when anglers were able to take some fish home they were found to be very tasty!  More will follow as spring approaches and plans for 2012 re-stocking are finalized.

ROAD CONDITIONS

The roads in Wilderness are now closed to regular traffic due to snow depth.  Snowmobiles or machines designed to travel on snow are the only vehicles allowed to access the subdivision.  Please refrain from attempting to drive your four wheel drive vehicles up the county roads.  All you will succeed in doing is making the roads extremely rough for snowmobiles and most likely you will get stuck and require towing to get out.  One vehicle rolled off the road and down an embankment and will not be removed until sometime in the spring when a tow truck will be able to have access again.
